The listing is a first cut. The contract, if you get there, is something else. Before you apply in earnest or release a down payment, take these questions to the showing. Casa STL will not answer them for you: each house is its own deal, and this is not legal advice.
Use real figures when they exist. At 6566 Joseph Ave, Saint Louis, MO 63133 the listing says $87,000, $3,000 down, advertised monthly payment $975, 30-year financing, 1 bedroom, 1 bath, 714 sqft. Those are the only inventory numbers we have. The rest of this list is for asking, not for filling with inventions.
Money you already see on the listing
- Is the total price $87,000 (or whatever that listing shows) with no “other price” later?
- Is the down payment the published one? On Joseph Ave, $3,000. Cash, check, or credited another way? Refundable if the deal does not close?
- Is the advertised monthly principal and interest only? Joseph Ave’s $975 is labeled as a published payment. Ask whether property tax and insurance sit on top. On Casa STL that number does not include taxes or insurance, and it is not a credit offer.
- Is there an interest rate in writing? If the listing does not have one, do not treat a hallway calculation as official. We do not invent a rate.
- Is the term really 30 years, or is there a balloon earlier? “30-year financing” on the ad is not a substitute for the contract.
What the listing almost never says
- Who pays Missouri property tax and homeowners insurance each year?
- Is there an escrow account, or do you pay those on the side?
- What happens if a payment is late? Penalty, grace period, or the balance accelerates?
- Is the contract recorded? Who holds title while you pay?
- Can you rent the house, finish the unfinished basement, or sell your interest?
- Is there an HOA? (We do not claim Joseph Ave has or does not have one; ask.)
- Is the house sold as-is? The listing describes an updated bungalow, vinyl flooring, a full unfinished basement, backyard, and parking — an inspection is still worth asking about.
Process with Casa STL
- Can I apply before the showing? Yes. Joseph Ave’s identifier is
6566-joseph-ave. - Is the application a credit decision? No. It is a form so Casa STL can reach you.
- Who will call me? The marketplace operator, not a bot, and we do not send an automated “you are approved” email.
- Can I tour in Spanish? The site is Spanish-first. Say which language you prefer on the form.
Flags to stop on
If the visit changes the down payment or the $975 without putting it in writing, stop. If someone wants earnest money payable to a name that does not match the seller, stop. If they say “we do not need a contract, a handshake is enough,” stop. Seller financing is a contract; a handshake is not enough.
If no published house fits you, you can still apply and name the metro area you want. We do not invent inventory so you have something to bid on.
Print this list or keep it on your phone. Ask slowly. If it is not in writing, it is not there.
