FAQ

Owner financing, in plain language

Practical answers for buying or listing a home in the St. Louis metro without a traditional bank. Spanish is the primary language of this site. This is not legal advice and not a credit offer.

How does owner financing work?

The seller agrees to take payments over time instead of a bank lending you the full purchase price. You put money down, sign a contract with the owner (or whoever is financing the sale), and pay monthly. The contract states the price, down payment, term, and how the months work. Casa STL publishes those figures when we have them; we do not invent an interest rate if the listing does not include one. This is not a bank loan and not legal advice: each house has its own deal.

Where do the listed down payment and monthly payment come from?

The down payment and monthly payment you see on Casa STL are figures published with that home. The monthly number is advertised — an estimate — not a rate we calculated. It does not include taxes, insurance, or other costs, and it is not a credit offer. If a listing says 30-year financing with a monthly payment, that payment is the advertised figure, not an invented interest rate. Terms can change until there is a signed contract.

Can I apply with an ITIN or if a bank will not approve me?

Yes — you can submit an application. Casa STL welcomes buyers with an ITIN or an SSN, and people who cannot or do not want a traditional bank loan. Choosing ITIN or SSN on the form only helps us orient you; it is not identity verification and not a credit decision. We do not promise approval. Each seller looks at income, down payment, and the story you tell. If a bank turned you away for thin credit, a short file, or paperwork that does not fit a mortgage, you can still apply and request a showing.

How do I schedule a showing?

Open Showing, leave your name, phone, and days that work. If you already saw a listing, include the home identifier (for example 6566-joseph-ave). You can also start from that home’s page; the link carries the identifier. Someone from Casa STL will follow up to coordinate. Do not use a made-up phone number on our site: the form is the current path.

How do I apply to buy?

Go to Apply. Tell us who you are, the down payment you have, the St. Louis metro area you want, and whether you use an ITIN or SSN. If a specific home interests you, include the identifier. We review applications for owner financing; this is not a bank pre-approval. When the form endpoint is connected, the message goes to Casa STL — we do not send you an automated “you are approved” email.

What areas do you serve?

Casa STL covers the St. Louis metro: the city and nearby Missouri municipalities (and if a real listing ever sits across the river, that page will say so). We do not fill the map with invented areas. Right now one home is published in Saint Louis, MO 63133. If you want another municipality — north county, south city, inner ring — put that area on your application so we know what helps you when inventory exists.

Can I list my house and sell with owner financing?

Yes. Casa STL is a marketplace, not one person’s closed inventory. If you own in the St. Louis metro and want to sell with a down payment plus monthly payments, go to Sellers and tell us the address, asking price, and whether you will owner-finance. Nothing is published until we talk. We do not copy other people’s listings or invent photos.

Is Casa STL a bank or a lender?

No. Casa STL connects buyers and sellers of owner-financed homes. We are not a bank. We are not, by default, a real-estate broker or a lender. If a specific home has a different arrangement, that listing will say so. Payments you see are advertised estimates, not a Casa STL credit offer.

Is there a home listed right now?

Yes: 6566 Joseph Ave, Saint Louis, MO 63133. Price $87,000, down payment $3,000, advertised monthly payment $975 with 30-year financing (that $975 is the published figure, not a rate we invented). 1 bedroom, 1 bath, 714 sqft. Status: available. You can see photos and details on the listing, apply, or request a showing. There are no other invented homes in the inventory.

Is this legal advice? Can terms change?

This is not legal, tax, or credit advice. Owner financing is a private contract: term, late-pay rules, who pays taxes and insurance, and whether a balloon is due, all vary from house to house. What you see on the site is listing information. Until a licensed professional or a signed contract puts it in writing, treat every number as an estimate. If you need legal advice, talk to someone licensed in Missouri.
